How does this work for condo boards?
Is this a law firm?
No. This is a document search tool. Answers are citations from your governing documents and Florida Chapter 718 (Condominium Act). They are not legal advice and do not create an attorney-client relationship.
Do you replace my property management company?
No. This tool sits alongside your manager or board. They run operations; this tool answers the recurring statutory and document questions that come up between meetings.

What if a citation is wrong?

Which Florida statutes does this cover?
What statutes are covered?
Chapter 718 (the Condominium Act) and Chapter 617 (the not-for-profit corporation rules that govern most condo associations). This includes SIRS requirements, milestone inspections, reserve funding, records access, fines, elections, and board governance.
What about the HOA Act (Chapter 720)?
Chapter 720 governs homeowners associations, not condominiums. If your building is a condominium governed by Chapter 718, the tool does not cite Chapter 720. If you also belong to an HOA, that is a separate entity with separate governing documents.
Does this cover our declaration and bylaws too?
Yes. When your governing documents are loaded, the tool searches them alongside the statute. Answers cite the specific document and page so you can verify against the original.

Are my documents stored privately?
Yes. Each association's documents are scoped to that association. Database-level row-level-security policies enforce isolation so one association's documents are never visible to another.
